UNIT AIR CONDITIONER

Owners are responsible to have their AC unit  cleaned bi-annually. There is no requirement to submit  the invoice. However, in the event an AC unit causes water damage to another unit or the building, and an invoice cannot be submitted, the owner will be responsible for all unit and building damage.

HOT WATER HEATERS

Hot water heaters are at the end of their use at 12 years. Whittier requires all hot water tanks over 12 years of age to be changed out. If a water heater over 12 years of age causes water damage to another unit or the building, the owner will be responsible for all unit and building damage.

ELECTRICAL

ELECTRICAL

All units must have GFI outlets in the kitchen and bath areas. Any electrician can be used and names can be found on the web site under contracted suppliers

LANAI FLOORING SPECIFICATIONS

1. Mapei Eco Prim Grip Bonding Agent prior to any installation of tile mortar

2. Ardennes X 4 tile mortar


3. Light gray sanded grout


4. Grout width spacing not to exceed 1/8 of an inch


Tile

1. Porcelain "Full Body" tile is the only acceptable surface and "white" is the only approved color.  You can chose any white variation however. 


2.  Tile must be 24-inch" x 24-inch" x 3/8 inch"


3. Ceramic tile is not permitted and will be removed at the owners cost if placed on the concrete

surface. Degradation of the concrete can occur.
