1. Bug Control Requirements
We have seen an increase in insect activity in several units.
Service Expectations:
- First‑floor units: Monthly pest‑control service is strongly recommended, especially during the wet/hurricane season.
- Second‑ and third‑floor units: Quarterly service is required at minimum, or more often if you have had issues previously.
Unaddressed pest problems may be considered neglect, which can result in fines under our House Rules. Insects travel through drains, toilets, and small openings, so your neighbors may be affected if your unit is not properly maintained. Caretakers must run faucets and flush toilets twice per month.

Service occurs the first Tuesday of each month between 10:00 a.m. and 12:00 p.m.
Your caretaker may provide access. New accounts can be set up for $30.
2. Liability Insurance & Lease Requirements
Owners with long‑term renters must notify management 60 days in advance of a lease renewal or a tenant’s departure. Updated liability insurance must be submitted before a renewal can be approved. Please ensure these items are handled promptly so management does not need to repeatedly follow up.
3. Caretaker Responsibilities
If you do not currently have a designated caretaker, you must obtain one who:
- Speaks English
- Can respond promptly in an emergency when you are not present.
The Board of Directors is not responsible for providing individual assistance during emergencies such as floods, hurricanes, or severe storms. A reliable caretaker is essential for your unit’s protection.
